Work History

Residential Property Manager

The Rent Shop

  • The role of Property Manager is one I entered into with no previous experience in the industry. I had to learn quickly, and I managed to find my way by thinking logically and using the support from the more experienced co-workers around me. During my first year, I completed my Level 4 Qualification in Property Management, and in my four years with The Rent Shop, I have won various quarterly awards, as well as Property Manager of the Year twice (2022 and 2024). I currently manage a portfolio of 184 residential properties, a large portfolio that keeps me on my toes!
  • My role involves:
  • Relationship building with a variety of owners, tenants, contractors, and other third parties.
  • Ensuring that vacant properties are tenanted quickly, with the best tenant selection.
  • Conducting tenant checks (credit, background, and references).
  • Scheduling and attending property viewings.
  • Arranging maintenance and repairs within my portfolio, using qualified and trustworthy contractors to carry out the work. Prioritising maintenance according to urgency.
  • Conducting routine inspections, and compiling condition reports to send to owners.
  • - Conducting in-going and exit inspections, and compiling reports.
  • - Conducting annual rent reviews to ensure properties stay up to market, with various stats used from sites like Property Guru, Trade Me, REINZ, etc.
  • - Manage rent and water invoices arrears (in conjunction with our creditors team) to ensure funds come in as soon as possible or action is taken to collect money as soon as possible.
  • - Taking over management where owners are not happy with their current property manager, and ensuring I build the relationship, gain their trust, and keep them as happy landlords.
  • - Efficiently responding to emails received - this involves responding to various owner and tenant inquiries, insurance claims, tribunal matters, account queries, creditors, maintenance, etc.
  • - Approving and processing invoices for payment.
  • Ensuring work orders are sent to contractors for work to be completed.
  • - Ensuring all homes meet the healthy homes requirements, arrange for HHS inspections to be done, get quotes, and have the work carried out.
  • - Managing renovation projects, from big to small, ensuring the work is carried out on schedule, checking in on the project by visiting the site, communicating with the contractors, and keeping the landlords up to date.
  • - Dealing with Tenancy Tribunal cases, and going to court when we need to.
  • Provided support during emergency situations such as fires or natural disasters.
  • Managed the eviction process when necessary in accordance with applicable laws.
  • Demonstrated strong problem-solving skills, resolving issues efficiently and effectively.

Service Adviser

  • The role of Service Advisor included dealing with all aspects of customers bringing their Ford vehicles into the Ford Workshop for service, checks, and repairs.
  • Daily tasks included:
  • Booking in vehicles for service or repairs.
  • Dealing with customer queries on the phone and via email.
  • Checking in vehicles booked for the day.
  • Assisting customers with loan vehicles.
  • Ensuring customers were kept up to date on the progress of their vehicles, ensuring they were informed about the cost of repairs, and that approval was given to proceed.
  • Invoicing, updating CRM systems, taking payments, and receipting.
  • Tagging customer keys and locking them in a safe.
  • Ensuring customer satisfaction was on par; we were given CSI scores.
  • Communication and relationship building with customers, technicians, workshop controllers, service managers, warranty clerks, parts advisers, etc.

  • We offered our clients end-to-end recruitment services, and worked in a range of industries. Our process included meeting with clients, obtaining a job brief, advertising on various platforms, screening candidates, searching databases to find suitable candidates, interviewing candidates, checking references, drug testing, MOJ checks, negotiating employment agreements, arranging start dates, invoicing, and post-placement follow-ups.
  • Throughout the entire recruitment process, I ensured that my clients and candidates were treated professionally, that they were well looked after, and happy with our service.
  • Due to the impacts of COVID-19, my role with AWF was disestablished, and I was made redundant.

Recruitment Consultant (Permanent Desk)

  • This was my first recruitment position, but I had knowledge of the automotive industry, which helped me hit the ground running. I thoroughly enjoyed the role of Recruitment Consultant, and everything I learned there.
  • Our process included everything as per above with AWF, but we also dealt with a lot of offshore applicants, which added some additional duties, like providing proof of advertising, writing support letters to Immigration, assisting offshore applicants with each step of the immigration process, and keeping employers up to date with all visa information.
  • We also dealt with exclusive assignments for more senior, or hard-to-fill, positions, and I enjoyed working on these as they were well-structured and process-driven.

New Vehicle Sales Consultant

  • This was my first position in NZ, where I was a New Vehicle Sales Consultant for Volvo. The job entailed meeting clients, assessing their needs, matching a correctly priced vehicle to their needs, and taking them through the entire sales cycle.
  • Building trust and providing world-class customer service was key! There were many elements to this role, from meeting the client straight through to handing over their vehicle. It was an exciting and busy industry.
  • I left this role due to the demanding retail hours, and I wanted to spend more time with my family.

New Vehicle Sales Manager / New Vehicle Sales Consultant

  • My time with Kia was some of the best in my automotive retail career. I learnt a lot, became one of the best and youngest female Sales Executives and I was promoted to New Vehicle Sales Manager in 2013, which made me the youngest female Sales Manager the group has had.
  • My sales roles were very much the same as above, but with the management position came more responsibility for supervising staff, being responsible for department budgets and targets, problem-solving, leading a team, and driving us to succeed.
  • Even though the role was daunting to start off with, I loved every moment. In both roles, I was awarded multiple sales certificates, Sales Manager of the Year twice, incentive trips, and was selected for training, where only a small number of managers were picked.
  • I left Kia due to our relocating to New Zealand permanently.
