  • Started my own business of Property Consultancy in the year 2011
  • The forte was Residential and Commercial Leasing and Sale
  • Professional approach, reliability, behaviour and understanding the client requirement was missing with the consultants who were already in this business
  • This is the first thing I figured out
  • The next step was to search the properties available in the market for either Sale or for Lease which is done through online portals broker network or references
  • As a part of service visiting the property, clicking photographs, understanding the neighbourhood, pros and cons of the property, meeting the owner to understand his requirement as to what kind of tenant or buyer is he looking at, expected price, deposit in-case of leasing, rental increment, lock in, agreement term, payment term etc
  • Also to inform owner if something needs to be repaired and negotiate with the owner if the asking price is higher than the market price so as to get the client for the Owner at the earliest
  • Once this is ascertained and understood posting the property online with all the details on the portals available for property consultants and search for client through references, network of brokers or online portals
  • Once the client shows interest, to meet them and understand the requirement on many parameters like size of property, budget, location, age of construction, amenities, furnished or unfurnished, etc
  • Suggesting the client with the short listed properties, explaining them the surroundings, showing them the photographs and updating on the pricing, payment terms, etc
  • Usually in-case of corporate client for commercial premises mailing them the list of short listed properties along with all the details and photographs is done
  • This helps in growing confidence in the mind of the client that the consultant has a professional approach
  • For Residential client one to one meeting is done to give them a confidence that we have a professional approach, know the property, the market and surroundings very well
  • Joint visit of all the short listed properties, explaining the property, showing the amenities and surrounding, pricing, explaining the payment terms etc
  • After the visit updating the owner about the visit and feedback and also following up with the client for any queries and closure
  • Briefing the Owner and Buyer with the expected pricing of each other so that they come with an open mind and jointly meeting to negotiate and close the deal
  • Once the deal is closed to note down the minutes of meeting and sending it over the email to both the parties for record purpose
  • Collecting the proof of documents required for registration purpose drafting of agreement for proof reading and registration of the document once the full payment is received
  • Property inspection before handover or supervision of premises in-case any fixtures and furniture is required to be installed by the Owner before handover of possession is what we follow religiously
  • Once the possession of premises and copy of registered document is handed over to the client raising the invoice of brokerage fees is done
  • In-spite receiving brokerage we always have a touch with our clients for references, any help post possession, regular site visit on behalf of owner and proposing new properties to owner for buying
  • The list of corporate client includes Power House Gym, Godfrey Philip, Technosolve Pvt Ltd, Xchanging Technologies Pvt Ltd, Swiss Emmaus Leprosy Relief Work India, NM Medical, Structon Designs Pvt Ltd and many more Simultaneously started with Sole Selling business module involving undertaking the whole project for sale
  • This module required meeting the builders to convince them to give whole project for selling as a mandate, assigning our staff for that project (receptionist, sales staff, telecallers, manager) calling our own investors for the particular project, showing them and convincing them to invest, attending walk-ins, explaining project, follow ups, helping the customer in getting loan (if required), negotiating, closing the deal, collecting token and balance amount on behalf of builder, issuing allotment letter, follow up for balance payment and finally registering the agreement
  • Our responsibility for Sole Selling is to be with the builder till the last premises is sold, registered and society is formed and handed over to the members
  • Making sure everything is in line with the legal requirements of the state where the agreement is registered whether its rental or sale
  • Self-update of various laws and regulations pertaining to real estate business of selling or renting by way of attending various seminars and business networking events.
