Body Corporate Account Manager

• Providing Body Corporate functions to a portfolio of bodies corporate (and other multi ownership entities, as required) to ensure that all requirements of their relevant legislation is met in conjunction with the Barfoot & Thompson Service Standards.

• Carry out all duties, as required, in order to manage Body Corporate and other multi ownership entities, including, but not limited to:

i) Schedule and chair meetings of Body Corporate (and other and other multi ownership entities) in accordance with their legislative requirements and take minutes of meetings for distribution to proprietors.
ii) Review and ensure accuracy of annual accounts, prepare annual operating budgets for each entity, ensuring that the budget is sufficient for the needs of the entity, including planning for reasonable maintenance and ensuring cash flow is adequate to meet costs when due.
iii) Present financial accounts and budgets to the meetings for discussion and approval. Ensure financial affairs of the entity are effectively managed, including recommending appropriate investment of substantial sums of money.
iv) Arrange insurance and ensure buildings always remain insured and liaise with insurers when required to assist in the processing of body corporate insurance claims.
v) Instruct contractors to carry out repairs and maintenance as required, including liaising with the Committee/proprietors for prior approval where required and instruct contractors to ensure Building Act requirements are complied with.
vi) Assist the entity with preparation of long-term maintenance plans and advise on funding options such as contingency funding.
vii) Credit control and ensure that financial consequences of any debt collection issues are communicated to committees.
xiii) Assist the entity or their legal advisors in the preparation of statutory notices such as section 74 of the Unit Titles Act and weather tightness issues.
