Purchased a residential property in Turangi to renovate and convert into holiday accommodation as a Fishing Lodge [ high end ]. Designed this project and project managed a builder and subcontractors and have undertaken much of the carpentry, Painting & landscaping work myself .

Collaborating on design feasibility and construction mythology, budget forecasting, project management from start to completion and constructing many of the projects with my building team over twenty two years from Auckland, Northland, B.O.I and Coromandel. Also constructed a number of high end architect design homes awarded through the Tender process or simply commissioned to build.

• Designed many residential, small commercial and landscaping projects plus we carried out the construction work with the companies team of builders.
• This work involved taking a client's brief and developing a design. Implementing construction plans and submitting to councils for building permits. This involved employing the services of consultants from Geotech, Town Planning, Civil Engineers, Fire, Thermal & Sound Engineers etc
• Construction was carried out through a design & build process or by tending for NZIA architects. D&B plus Tender submissions involved material take off, tendering or budgeting estimating and presenting costs to clients then forming a contract for construction.
• Construction was carried out under full project management from myself and the companies labour only staff for material procurement, sub-contractors and trades to council sign off and completion and the project for hand over to the client.

Many projects were completed over a period of eighteen years in collaboration with Noel Lane Architect from House refurbishment & alterations, New houses, New farm buildings, Construction of sculptures, Cowboy town alterations, Giraffe shed and vast landscape work & artworks.
