Design Manager

  • Oversee the design and coordination functions from bulk and location and planning to concept design through to consent, cost and project management.
  • To deliver commercially efficient, effective and consistent design solutions.
  • To drive the design on several projects at different stages. To manage the design of projects in collaboration with the development and project management team to grow the design and quality standards.

Consultants

  • Selection and engagement of a high-performing team of external consultants. Management of the consultant team throughout the design stage to deliver the right commercial outcome in accordance with the programme.

Programme

  • Management of the design programme, acquiring the right input from each consultant at the relevant stage in the process.
  • Lodgement of quality building consent packages and communication with relative council authorities to enable continuation of the development programme.

Design Quality

  • Review of the design packages from a technical and commercial point of view ensuring the design package meets the companies requirements, is fully complete, coordinated, and ready for construction.
  • Have in-depth knowledge of how BIM can add value to a project, working an external BIM consultant to improve quality of documentation.
  • Management of the 'Out to Tender' review process with the wider development team.

Commercial Management

  • Working with external quantity surveyors through the design process to ensure the design package is delivered in accordance with the project budget.
  • Identifying opportunities to reduce the construction cost throughout the design process, management of value engineering workshops.
  • Working with Contractors through an 'ECI' process to improve buildability and reduce construction cost.

Construction Technology

  • Assessing options for offsite manufacture and prefabrication in our projects, including: bathroom pods, modular balconies, modular façade systems and other ideas to improve project outcomes.
  • Working on cross-laminated timber (CLT) structure design options during the design stage to reduce programme and embodied carbon in our projects.

ESG

  • Working with the wider sustainability team on driving change in the development programme to meet the company KPI's.
  • Designing our new Care Buildings to a Greenstar 6 design standard and designing our apartments and villas to a Homestar 7 design standard.
  • Measuring and taking steps to reduce embodied carbon in our new developments
  • Improvement in water usage, energy usage and waste management on all our development projects

Design Playbook

  • Using and updating the design standardisation to improve design quality, drive down consultant costs and reduce design programme durations.
  • Developing content for the design playbook that will assist in the design of future buildings, including villas, apartments, amenity, and care buildings.
  • Work with the sales team to understand and refine the details to meet market demand. Generally based on feedback from villages as well as external sources.
  • Obtain feedback on the operation of new buildings particularly regarding the running costs and sustainability of the finished project. Ensure any lessons learned or improvements are incorporated into future designs.

Stakeholder management

  • Work with internal stakeholders, external consultants, contractors, manufacturers and suppliers, Councils, and regulatory authorities to ensure all projects meet all performance and financial outcomes
  • Ensure designs meet health and safety standards and regulations and sustainability guidelines

  • Take responsibility for the health, safety and wellbeing of myself and others in the workplace in line with company policy, guidelines and the Health and Safety at Work Act.
